My friend lost both her parents around the same time and got stuck with a mobile home in a 55+ mobile home park. She can’t well it to anyone and has been trying for three years now. Her last potential buyer just backed out. The park won’t let her rent it out. I’m wondering what the price to demo and remove a single wide mobile home probably from the 70′s?
Actually ,Paul S, the park can dictate who lives there, they own the land the trailer is sitting on and most likely all of the tenants have signed an agreement to abide by the rules. Sounds a lot like an Home owners association to me. There is a way around the renting problem. First your friend will have to find some one that fits all of the other criteria and agrees to abide by the rules of the park. Then she can "sell" the trailer to the new "owners" simply by agreeing to carry the sales contract herself. If the tenants or renters live there long enough then they have actually bought the trailer, if they move out, your friend will have to find some more "buyers" and do it all over again.
